Within the Eu-Repair project (EUKI – European Climate Initiative), the Innovation Center of the University of Niš (ICUN) proudly presents another Serbian best practice: the energy-efficient refurbishment of the historic Hotel Bristol, a landmark of Belgrade’s architectural heritage.
Built between 1910 and 1912 to the design of architect Nikola Nestorović, Hotel Bristol is one of the city’s earliest large modern hotels, distinguished by its Art Nouveau style. After decades of deterioration and partial disuse, the building underwent a full renovation in 2025, blending heritage conservation with modern sustainability.
Main sustainability and conservation features:
- Careful restoration of facades and decorative details under the supervision of the Belgrade Institute for the Protection of Cultural Monuments.
- Internal wall insulation using breathable stone wool and vapor barriers to prevent moisture issues.
- Installation of a high-efficiency VRV HVAC system providing heating and cooling with minimal visual impact.
- Solar thermal panels are discreetly placed on hidden roof sections to preheat domestic water.
- Refurbished or replicated wooden windows with double glazing to maintain original geometry and aesthetics.
- Energy- and water-saving systems installed in kitchens, laundry, and service areas.
Results:
Following the refurbishment, the hotel achieved a B energy class, with an annual heat demand reduced to 44.52 kWh/m², representing an expected 25% reduction in total energy use compared to standard systems. The project successfully balanced investor interests, heritage protection, and energy efficiency goals through continuous dialogue, creative technical design, and adherence to conservation principles.
Beyond the technical success, the project also strengthened local capacity by training Serbian contractors in specialized restoration techniques, including the refurbishment of wood windows, ornamental plaster repair, and integration of fireproofing measures.
The Bristol Hotel now stands as a model for adaptive reuse, showing how historic buildings can be made commercially viable, energy-efficient, and culturally vibrant — without losing their soul.
The Eu-Repair project, coordinated by the Institute for Research in Environment, Civil Engineering and Energy – IECE, unites partners from Germany , Lithuania , Estonia, North Macedonia , and Serbia to foster sustainable refurbishment of valuable built environments across Europe.
